2009 Rental Rates

NOTE: The data below has been obtained from current OCS listings and from interviews with property owners and managers in the University City/West Philadelphia and the Center City (including Art Museum) areas. Prices reflect 2009 one-year leases for unfurnished units. For the University City area, OCS surveyed over 3900 units located between 38th and 50th Streets. For the Center City area we surveyed over 4800 units, most of them in high rise buildings. Overall, 2009 rates for the rental season June 1st through September 1st, 2009 went up only slightly from the previous year and some landlords and buildings have lowered rents and/or may offer concessions to encourage renting.

* In house shares, price per bedroom depends on # of bedrooms and bathrooms, proximity to Campus, amenities. Students sharing a rooming house should note that no utilities are included in rent and heating costs have gone up dramatically over the last couple of years. Make sure the property is zoned as a rooming house and is in compliance with the fire code.
In the area West of campus, rents tend to be the highest in new construction, high rises and recent renovations, such as:
  • Chestnut Hall, at 39th and Chestnut Streets
  • The Hub, at 40th and Chestnut, Streets
  • The Radian, at 39th and Walnut Streets
  • Pine Arms, at 40th and Pine Streets
  • 4111 Walnut Street
  • Garden Court Plaza, at 47th and Pine Streets
  • The Fairfax, at 42nd and Locust
In Powelton Village, Old Quaker Building, and The Courts Apartments have rental rates comparable to Center City.

The Domus, at 34th and Chestnut Streets, and the Left Bank, at 31st and Walnut Streets, are not included in the University City/West Philadelphia rental ranges information provided. Average rents for these buildings are:

While rents may not be negotiable, if you are a well-informed apartment consumer, and know about rights and responsibilities of landlords and tenants you can hold your landlord to higher standards of apartment quality and service delivery.
